In general, a very basic house can be built for around $90/sf, and many higher end houses are running $150 – $175/sf. At that price point people can expect granite countertops, custom cabinets, hardwood floors and hardy plank siding.
A few things that may save you money when building a house:
- Building a “saltbox” house (second floor right on top of first floor)
- Buying a lot which is already cleared
- Buying a lot which already has a well and/or septic system on it

- Roof structure

There are a wide variety of factors which go in to pricing a home. For example, building a 1600SF home will cost a little more per square foot than building a 2400SF home. Drilling for well sites can add up as well. There’s also a $3,500 impact fee when building a home in Chatham County as of 2018.
There are a variety of home builders in the area to choose from; some to much of the work themselves and others outsource much of the work. Outsourced work can get done faster and cost more whereas a builder who does the vast majority of the work themselves may save some money.
