Buying and selling large acreage tracts in Wake County

Large tract in Wake County are big deals, and are rare to come by. Most of the land for sale in that area is cut into very small pieces. When large tracts do become available, they can sell for quite a lot of money.

Currently in Wake County, the highest and best use of large tracts of land is most likely a residential subdivision, or possibly even a commercial shopping center, assuming it’s near by a major road or highway.

Because of the potential profits involved, it’s not unusual for several adjoining land owners to come together and sell their land as a group. While most buyers might not be interested in the fraction of an acre that each of them own individually, when combined into one large tract it will be a lot easier to find a buyer who is willing to pay quite a lot for an acre or two.

One of the highest dollar land deals we handled in 2015 was a million dollar three acre plot of land just in front of the RDU Airport. While three acres might not sound like much in other parts of North Carolina, in the heart of Wake County, especially next to the airport, pieces of land that size are few and far between.

It’s important to know that just having several acres of land isn’t always enough to attract buyers. Many places in Wake County still don’t have access to municipal water or sewer, making them useless for most commercial or residential applications.
