How Flood Plains Affect Land Value in Chatham County North Carolina

Many people moving to Pittsboro or other parts of Chatham County are looking for waterfront property. While living on Jordan Lake is not an option, several home sites and properties with stream or river access do exist.

A flood plain is an area of land which is prone to flooding or could possibly flood if waters rose to a level where they flowed over their banks.

Topography is the biggest influence on flood plains. A flat property near a river is going to have more flood plain area than a property which is steep and elevated away from the flood plain.

Chatham County prohibits construction in flood plains.
