BUYING LAND
Please review my Buying a Home section to read about why having a professional is so important. Buying land in many ways is much easier than buying a home but it does have its own unique process.
First, does the land have access to water and/or sewer? Chances are, if you are looking in Chatham County, it does not.
If it doesn't have city or county water, you will have to dig a well. Well costs on average in this area are around $4000.I
f the land doesn't have city or community sewer, we will need to install a septic tank. Different systems vary greatly in price. Eric can help you get estimates on the costs of the system your lot is approved (permitted) for.
You need to read the covenants with Eric and make sure they are conclusive to your family's lifestyle.
You and Eric need to check out a survey, walk the boundaries and make sure we do not have easement or encroachment issues.
Lastly, obtaining a loan for raw land is much more difficult than finding a loan for a home. Few companies will do it, and those that will require a substantially large down payment. Eric can help you get pre-approved.
